Pricing & Cost

9 questions
How much does a kitchen remodel cost in Brooklyn?+

Most full kitchen remodels in Brooklyn range from $30,000 to $90,000+ depending on size, layout changes, cabinetry, countertops, and appliance selections. A typical mid-range gut remodel runs $45,000–$70,000. We provide free, itemized estimates so you know exactly where every dollar goes.

How much does a bathroom remodel cost in NYC?+

Bathroom remodels in NYC typically range from $15,000 to $45,000+. A standard hall bath averages around $18,000–$25,000, while primary baths with custom tile, glass, and high-end fixtures run $30,000–$60,000.

How much does a full home renovation cost?+

Full home renovations in Brooklyn and Queens typically run $150–$400 per square foot. A complete brownstone renovation can range from $300,000 to over $1M depending on scope, materials, and structural work.

Do you offer free estimates?+

Yes. K&Y provides free, no-obligation on-site estimates anywhere in Brooklyn, Queens, Manhattan, and the NYC metro. You'll receive an itemized written proposal within 24–48 hours of your consultation.

Is your pricing transparent?+

Absolutely. Every K&Y proposal is fully itemized — labor, materials, permits, and timeline are clearly broken out so there are no surprises mid-project.

Do you require a deposit?+

Yes. Like most licensed NYC contractors, we collect a deposit at contract signing to schedule your project and order materials. The balance is broken into milestone payments aligned with project progress.

Do you offer financing?+

Yes. K&Y partners with leading home improvement lenders to offer flexible monthly payment plans with fast approvals, $0 down options, and terms up to 144 months. See our financing page for details.

Are there hidden fees or change orders?+

No hidden fees. Change orders only happen when you request a change in scope or when an unforeseen condition (like rotted framing behind a wall) is discovered. Either way, you'll approve any additional cost in writing before work continues.

Will the price quoted be the price I pay?+

Yes, provided the scope of work doesn't change. Our written, signed proposal locks in pricing for the work described — any change order is mutually agreed upon before billing.

Timeline & Process

8 questions
How long does a kitchen renovation take?+

A typical Brooklyn kitchen remodel takes 4–8 weeks from demo to completion. Custom cabinetry, structural changes, or extensive tile work can extend timelines to 10–12 weeks.

How long does a bathroom renovation take?+

Most bathroom remodels take 2–4 weeks. Larger primary baths with custom tile and glass enclosures can run 4–6 weeks.

How long does a full home renovation take?+

Full home renovations typically take 4–9 months depending on scope. Brownstone gut renovations often run 6–12 months including permits, design, and finishes.

What does the renovation process look like?+

It's a four-step process: (1) free on-site consultation, (2) detailed design and itemized proposal, (3) production with daily site management, (4) final walkthrough and warranty handoff.

Will you work on my home while I live there?+

Yes, in most cases. We seal off work zones with dust barriers, protect floors and finishes, and clean the site at the end of each day. For full gut renovations, we'll discuss whether temporary relocation makes sense.

Do you work weekends or evenings?+

Our typical site hours are Mon–Sat 8:00am–7:00pm. We can accommodate special schedules for commercial projects or tight-deadline jobs.

How quickly can you start my project?+

Most projects can begin within 2–6 weeks of contract signing, depending on permits and material lead times. Emergency restoration begins the same day.

Who manages my project day-to-day?+

Every K&Y project is assigned a dedicated project manager who handles scheduling, trades, materials, and direct communication with you throughout the build.

Permits & NYC Regulations

6 questions
Do I need permits to renovate in NYC?+

Most renovations involving plumbing, electrical, structural changes, or layout modifications require NYC DOB permits. Cosmetic work like painting, flooring, or cabinet replacement usually does not. We handle all permits required for your project.

Do you pull the permits, or do I?+

K&Y handles all DOB filings, permits, and inspections as part of the project. You don't need to deal with NYC paperwork.

How long do NYC permits take?+

Permit timelines vary by scope — simple permits clear in 2–4 weeks, while complex Alt-2 filings can take 2–4 months. We file as early as possible and keep you updated weekly.

Do I need approval from my co-op or condo board?+

Yes. Most co-op and condo buildings require board approval, an alteration agreement, and insurance certificates from your contractor. We help prepare and submit the full package.

Do landmark or historic buildings require special approvals?+

Yes. Work on landmarked brownstones and exteriors in historic districts requires LPC approval. We have extensive experience with LPC filings throughout brownstone Brooklyn.

Will you handle DOB inspections?+
